Does homeowners insurance cover mold in Florida?

Sometimes, and usually only up to a limit. Whether mold is covered depends on what caused it and on your policy's mold limit. Here is what Florida law and Citizens' policies actually say.

The short answer

  • There is no statewide mold cap in Florida law. Insurers must give you a coverage checklist that shows whether your home and belongings are covered for mold[1]. Look for it in your policy packet.
  • Most policies carry a mold limit. Florida's Department of Financial Services says mold testing and cleanup costs can exceed a policy's mold limit, and that a mold endorsement can raise it[6].
  • Citizens HO-3: $10,000. Citizens limits property coverage for fungi (mold), wet or dry rot and bacteria to $10,000 and does not offer a higher limit[2].
  • The cause matters. Mold that follows a covered sudden water loss is a different claim from mold caused by long-term humidity or a slow leak. Flood-caused damage needs a flood policy, since most homeowners insurance does not cover flood[7], and flood policies exclude moisture damage from conditions confined to the building[8].

How mold costs compare with typical limits

Published cost guideNational figures
HomeGuide$1,500 to $6,000 typical; $15 to $30 per sq ft; whole attic or basement up to $15,000[9]
HomeAdvisor$1,223 to $3,758 typical; average $2,369; $10 to $25 per sq ft[10]
Bob Vila$1,125 to $3,439 typical; average $2,254[11]
HomeGuide's typical $1,500 to $6,000 fits under a $10,000 mold limit; whole-attic or basement jobs at up to $15,000 would not[9][2].

Protect the claim

  1. Report the claim quickly. Florida's deadline is 1 year from the date of loss[3], and the insurer must acknowledge it within 7 days[12].
  2. Stop the water and dry within 24 to 48 hours; the EPA says mold will not grow in most cases if you do[13].
  3. Photograph everything and keep receipts for emergency repairs[12].
  4. Do not sign over your benefits. For policies issued on or after January 1, 2023, an assignment of benefits is void[14].
  5. Use a licensed remediator for anything over 10 square feet[15][16] and verify the license with DBPR[17].

Questions

Is there a Florida law capping mold coverage at $10,000?

No. Florida law does not set a dollar cap on mold coverage; it requires insurers to give a coverage checklist that shows whether mold is covered[1]. The $10,000 figure many sites quote is a policy limit, for example on Citizens HO-3 policies[2].

How long do I have to file a mold claim in Florida?

A new or reopened claim must be reported within 1 year of the date of loss, and a supplemental claim within 18 months[3].

What if my insurer denies or underpays my mold claim?

Florida's Department of Financial Services runs a mediation program for residential property disputes of at least $500 after the deductible; the insurer pays the $350 fee[4]. Mediation is non-binding, and you have 3 business days to rescind a signed settlement[5].
