Mold remediation cost

Published cost guides put typical mold remediation between about $1,100 and $6,000. Florida's license and insurance rules can change what you end up paying.

What published cost guides say

Published cost guideNational figures
HomeGuide$1,500 to $6,000 typical; $15 to $30 per sq ft; whole attic or basement up to $15,000[1]
HomeAdvisor$1,223 to $3,758 typical; average $2,369; $10 to $25 per sq ft[2]
Bob Vila$1,125 to $3,439 typical; average $2,254[3]

These are national figures. We could not find a reliable published cost survey specific to Florida, so treat them as a starting point and get written estimates.

What drives the price

  • Size of the affected area. Guides price remediation per square foot: $15 to $30 per sq ft (HomeGuide)[1] or $10 to $25 (HomeAdvisor)[2]. Whole attic or basement jobs can reach $15,000[1].
  • Porous materials. Moldy ceiling tiles, carpet and similar porous materials may have to be thrown away and replaced because mold can be hard or impossible to remove from them[4].
  • Contaminated water. If the mold followed sewage or other contaminated water, the EPA advises using a professional experienced with contaminated water[4], and IICRC guidance calls for contamination controls before drying[5].
  • The moisture source. Remediation does not last unless the leak or humidity problem is fixed. The EPA says the way to control mold is to control moisture[6].

Florida rules that affect the bill

  • A license is required over 10 square feet. Florida regulates remediation of more than 10 square feet of mold[7], and licensed remediators must carry at least $1,000,000 in general liability insurance that covers mold claims[8]. Check the individual's license on DBPR's Verify a Licensee search[9].
  • Paying for an assessment and a separate remediator. An assessor and their company cannot remediate a structure they assessed in the prior 12 months[10], so if you hire an assessor, expect a second company for the work.
  • Insurance limits. Florida law does not set a dollar cap on mold coverage, but insurers must give a checklist showing whether mold is covered[11]. Florida's Department of Financial Services warns that testing and cleanup can exceed a policy's mold limit[12]. On a Citizens HO-3 policy, mold property coverage is limited to $10,000 with no higher limit offered[13].
Putting the numbers together: HomeGuide's typical range of $1,500 to $6,000 fits under a $10,000 mold limit, but its whole-attic or basement figure of up to $15,000 would exceed it[1][13]. Check your policy's mold limit before work starts.

Can I do it myself?

The EPA says homeowners can usually handle a moldy area smaller than about 10 square feet themselves[4], and Florida does not require a license for work in your own home[14]. Never mix bleach with ammonia[4]; the EPA does not recommend bleach as a routine part of mold cleanup[4]. Larger areas, contaminated water and HVAC contamination are jobs for a professional[4].
